KB Home, a prominent California-based homebuilder, is setting a new standard in fire safety with the introduction of its first wildfire-resilient community in Escondido, just outside San Diego. The initiative comes on the heels of devastating wildfires that recently swept through the Los Angeles region, prompting the need for innovative housing solutions.
A New Standard for Safe Living
This development will consist of 64 single-family homes designed in accordance with the wildfire resilience standards established by the Insurance Institute for Business & Home Safety (IBHS). These comprehensive guidelines are aimed at safeguarding residences from the primary ignition sources during wildfires: flying embers, direct flames, and radiant heat.
Currently, several homes within this neighborhood are completed, with approximately 20 already sold and three families having moved in, according to KB Home.

Steve Ruffner, regional general manager for KB Home’s coastal division, highlighted the quick pivot the company had to make after witnessing a fire-resistant home demonstration at the Pacific Coast Builders Conference the previous summer. “We had to change the architecture on the fly to a more stucco-oriented architecture with fire-resistant shutters, or fire-free shutters and doors and tempered windows. We were able to do that really quickly with the city, because they wanted to work with us,” said Ruffner.
Building for the Future
The homes are priced between $1 million and the low millions, which is typical for single-family homes in this area. KB Home aims to make this community appealing for first-time and move-up buyers, ensuring the cost remains justifiable for homeowners while prioritizing safety.
As the impact of climate change intensifies, the demand for fire-resistant housing solutions is on the rise. Recent fires, such as the Palisades Fire in January, demonstrated the effectiveness of these fire-resilient standards; some homes built to these specifications withstood extreme conditions while surrounding properties did not.

Roy Wright, CEO of IBHS, stated, “This subdivision built by KB Home, it’s really the test bed to show this and demonstrate it.” He believes that the success of this community could pave the way for additional similar projects, as other builders begin to adopt fire-resilient practices.
However, while these homes significantly reduce risk, they are not entirely fireproof. Homeowners and city planners will need to implement additional measures regarding landscaping and design to further mitigate wildfire risks. “Nothing is ever fireproof. We’re always just seeking to try to narrow those paths of destruction,” Wright explained.
